Hardscape Improvements


There is no doubt that now is a great time to take advantage of having contractors on the property to complete projects that otherwise might interfere with normal operations. Last week and this week we had an asphalt and concrete company here to make some needed repairs. This path pictured above was in the worst condition. There were some drainage issues, very thin existing asphalt and a very high traffic area for maintenance equipment. So much so that we began seeing some damage to turf equipment when they would attempt driving through.The new path is much thicker and will drain more efficiently. 

The reason for going back in with asphalt is that we are not in a position right now to replace the entire path with concrete at this time. We wanted to focus on correcting somethings operationally first. This area will most likely see another overhaul when it comes time to address the 9 hole diner improvements in time.

In regards to golf course cart paths, they are scheduled for capital improvements. A time table of replacement is unknown at this time but the overall plan is to reduce paths where it makes sense and when it comes time to replace, install concrete to match the new paths at the putting green and driving range.



Near the golf entrance we have addressed some minor cracks. Sealing up these cracks prevents water from entering the crack and causing further harm from freeze and thaw cycles. Otherwise, the concrete is in fine shape and doesn't require the time or expense of having it removed and replaced. All concrete does two things, it gets hard and it cracks. The saw cuts in concrete are done to tell the concrete where to crack. In the example above there were not enough saw cuts in that slab so the concrete finds its own path to crack. 


With over 5.5 acres of parking lot, there are always going to be some issues that need attention. It is a busy lot with all size vehicles that come through the property everyday. This year we addressed a few spots in the drive lanes that were beginning to fail. This area was removed all the way down to the sub base. For those of you who were not around when the parking lot was resurfaced, this concrete lot sits on top of the old asphalt lot. 

There were a number of good reasons why this was done, but the downside is that sometimes it will fail in areas. Staying on top of them and not letting areas get too out of shape is a concern of mine so we can always have a stable parking lot. Yes there are a few cracks throughout the lot. We keep an eye on them and will repair when necessary.
