Drainage Work




The drain project off of the clubhouse is almost complete. The weather really delayed this project, but fortunately it is working correctly which is most important.

With all of the renovations around the pool and east side of the clubhouse, storm water needed to be directed away from the building. In the recent past the basement had been taking on water from storms and this had to stop.

After surveying the area and working with a civil engineer we devised a plan to divert the water away properly.









The concrete around the stairs to the basement stairs was all replaced to pitch away from sending water to the basement. Two catch basins were installed and a 12" pipe line is being finished to lead out toward the tennis courts. Once the water arrives at tennis, it naturally flows through the grass where it can seep into the ground or flow toward the golf course and dissipate.







The stairs leading up to the patio level needed some attention so we decided to replace them both. New railings are being installed as well. The stairs have a curb on them to take any overflow storm water away from the basement side of the stairs.

The concrete path is then pitched toward both of the catch basins in the grass to move water away toward tennis.












After a few big storms this spring, the basement has been dry.



















Regrading the grass around the new concrete levels are important to allow water to move properly during heavy storms and to prevent trip hazards.





This is the final product before sod goes down in place around the drain. This drain also links into a small drain just off the new putting green and from a channel drain installed at the pool patio level.

The contractor has been battling through our very difficult shale. We see a lot of this material when we dig in many areas of the club. When we find this we must remove it and replace with better soils. That way we can compact the trench properly and reduce settling in the future.

A tracer wire is placed with the pipeline so it can be accurately located in the future.

There were numerous irrigation lines that we needed to cross with the size of this trench. The staff kept busy making repairs as needed to keep up the operation.

We apologize for any inconvenience but appreciate the patience as we navigate around Mother Nature.

Soon all of the orange fencing will be gone and the fence and turf with be replaced. The pool area will be back to normal operation by the end of the week.
